Buying a home is the biggest investment most of us will ever make, so it’s important we do our homework. That means conducting a property inspection that helps you find out everything you need to know about the home you’re considering, or even the one you’re living in.
A home inspection is the examination of a building’s interior and exterior structures and systems. A pre-purchase inspection is essential to understanding the condition of a property you’re thinking of buying. Doing so gives you the knowledge to decide whether to move forward with a purchase, while also guiding discussions with your relator regarding remediation of deficiencies or adjusting the purchase price.
As a current homeowner, you might choose to obtain an inspection to determine the state of your home presale, or simply to learn of issues that might pose problems now or in the future. An inspection performed by a qualified inspector will help identify any concerns inside and outside and will educate you on the differences between those that are significant and those easily remedied.
In Alberta, home inspectors must be licensed, bonded and insured. Ensuring the inspection is done by a qualified, licensed inspector helps avoid surprises and contributes to the safe enjoyment of the new or existing home. At minimum, inspectors must carry the Registered Home Inspection (RHI) certification.
