Seepage

Seepage is when you have water leaking into the basement through a porous substance below grade, usually floors and walls. If left unchecked, it can cause significant damage. Most insurance companies don’t cover seepage, responding to one-off events rather than long-term exposure to moisture, so this is where being proactive is essential. Any steps you can take to prevent or eliminate seepage are important.

A PROspections team member will determine if there is seepage, identify the potential source(s), and recommend steps to mitigate any compounding issues. Inspection points will include lot grading, missing or improperly finished window wells, the location and orientation of downspouts and the rare possibility of leakage from water and sewage pipes. 


Penetration

Similar to seepage, penetration is the ingress of water by more direct means, such as through cracks and holes in the foundation, around ventilation shafts or through window wells. Our inspector will identify the source, the severity, and suggest ways to fix the problem. Inspection points will include lot grading, missing or improperly finished window wells, the location and orientation of downspouts and the rare possibility of leakage from water and sewage pipes. 

Envelope issues

Your home or building’s envelope is the physical barrier between the interior and the exterior spaces. The envelope protects the conditioned space inside from elements outside, but only if it’s been properly installed and remains intact. Water-related issues like improper drainage, seepage and penetration can compromise the envelope and put the building at risk. Long-term building envelope issues can lead to major structural problems. The presence of water over the long term can also lead to the growth of dangerous moulds.
